The Home Condition survey describes the condition of the property, identifies any risks and potential legal issues and highlights any urgent defects. It’s most suitable for new-build and conventional homes in good condition; no advice or valuation is provided in this survey. A Condition Report is a very basic ‘traffic light’ survey and the cheapest. The Home Condition survey is suitable for conventional properties that are in a reasonable condition. All readily accessible parts of the building will be inspected and their condition reported upon. It does not go into the same detail as the RICS Building Survey but will flag up any issues that need to be addressed prior to completion and is sufficient for most properties. It is arranged in a standard, easy to read format and utilises a clear traffic light system to highlight issues. The Home Condition survey will flag any significant issues that you should be aware of prior to purchase but does not describe in detail how to fix them.
